Selling a Marco Island Home: Seawall Records

Give a buyer a clear history instead of an unsupported assurance that the seawall is “fine.”

Keep your project details together
01 · Organize the history

Build the file before listing

Collect permits, approved plans, inspection reports, final surveys and repair invoices. Label the exact wall sections treated and keep warranties with the business that issued them. For city work, engineer certification and the completion survey are useful closeout records.

Distinguish replacement of a cap, treatment of a void and replacement of the entire wall. Form 31 itself separates cap-only and French-drain work from the broader seawall entry.

Document index
List the date, author, permit number and wall section for each report, drawing and invoice. Mark documents you have requested but not yet received.
Accurate description
Use the actual scope: cap repair, anchor work or replacement of identified panels. Avoid describing every waterfront repair as a new seawall.

Resolve visible concerns with documented findings

If there are new cracks, settlement or movement, commission the appropriate professional assessment and keep its limitations intact. A cosmetic finish is not evidence of a structural repair. The city manual describes several distinct mechanisms that can require different investigations.

Avoid quoting a remaining lifespan unless a qualified report supports the statement for this wall. Work with the transaction advisers on required disclosures and how any unresolved findings are communicated.

Make a buyer’s inspection feasible

  • Identify who can authorize land and water-side access.
  • State whether docks, lifts or association areas restrict the visit.
  • Provide the current survey and report-use permissions.
  • Keep the inspection schedule and report delivery date explicit.
  • Do not promise that a buyer’s contractor or insurer will reach the same conclusion.

Prepare one inspection contact sheet with gate access, association permissions, dock restrictions and the person who can approve the visit. Keep personal access codes in a private exchange rather than a listing packet. A well-organized file helps a buyer ask focused questions without promising a particular inspection outcome.
