Marco Island Seawall Guide for Property Managers

Use one consistent record format, but give each waterfront its own jurisdiction, findings and authorization.

01 · Property overview

Record the change and assign the next action

For new settlement, cracks or movement, record safe photos and restrict access as appropriate while arranging professional review. Avoid diagnosing a void from a tenant’s description alone. The city manual’s examples show why similar symptoms can arise from different wall components.

Give the professional the owner’s concern, the property contact and any access restriction. State who can approve the visit, additional investigation and repair costs.

02 · Each property’s needs

Do not reuse one parcel’s permit checklist everywhere

Marco Island city work uses Form 31. Goodland appears outside city limits on the comprehensive-plan maps, and Collier County has a separate PRMAR Marine application. Verify each address and preserve the responsible office in that property’s record.

A contractor’s access plan also changes by property. Bridges, docks and staging areas belong in the individual scope even if several jobs share one mobilization.

Authority and contacts
Record the verified permit office, owner representative and professional responsible for the scope.
Access and permission
Record gate or association arrangements, vessel access and any staging permission. Keep private access information out of shared public documents.

03 · Records & approvals

Close the loop with the owner

  • Date of concern, observed condition and professional recommendation.
  • Owner’s written approval and limit for additional work.
  • Permit numbers, inspection milestones and expected documents.
  • Before-and-after photos with the repaired segment identified.
  • Final certification, survey, warranty and next review responsibility.

Use an open-items register with an action, owner, target date and evidence of completion. A contractor invoice can close a payment task while an inspection or final survey remains outstanding. Report those statuses separately so the property owner knows what still needs attention.
