Marco Island Seawall Referrals for Home Inspectors

Describe what you observed and what your agreed inspection did not cover. Let the specialist determine the next investigation.

01 · What you inspect

Use observations that can be checked

Identify the location, date and view direction of cracks, settlement and displacement. Separate a photograph of a void from an inference about why soil escaped. The city manual shows that joints, anchors and underwater toe conditions can create different pathways to failure.

Do not treat an apparently straight cap as proof that buried anchors or underwater support are sound. State which components were inaccessible and what your inspection agreement covered.

02 · Useful observations

Give the receiving professional a defined question

  • Client’s concern and the decision the report must support.
  • Observed conditions, photographs and excluded areas.
  • Available permit drawings, final survey and earlier repairs.
  • Water-side access, dock restrictions and the deadline.
  • Client authorization for sharing the property and contact information.
Question
What observed condition needs evaluation, and what decision is the client trying to make?
Access gap
Which components were not inspected, and what access may be needed to assess them?
Requested deliverable
Does the client need a condition report, additional investigation or design? Ask the receiving professional to confirm the engagement.

03 · Specialist handoff

Verify the specialist’s responsibility

Check the engineer’s current license and marine-structure experience. Florida does not license engineers by discipline, so a license lookup alone is not a specialty qualification. Confirm whether the engagement is visual assessment, structural engineering, underwater investigation or repair design.

Record the referral and the limits of your original inspection. Avoid presenting a recommendation for further evaluation as a completed safety certification.

When the specialist responds, preserve the separate authorship and scope of the two reports. Record whether your client received the recommendation and whether further evaluation remains outstanding. Do not rewrite an unresolved referral as a completed inspection of buried or underwater components.
