Seawall Insurance Questions for Marco Island Owners

By Marco Island SeawallUpdated: 2026-10-26

Ask the insurer about the specific structure, policy language and cause of loss. “Waterfront insured” does not answer whether the seawall is covered.

What the published NFIP guidance says

FEMA’s June 2025 NFIP Claims Manual lists seawalls, bulkheads, retaining walls, piers and docks among property not insured. It also notes a possible exception for an item directly supporting and integral to a building foundation. The structure’s actual relationship to the building matters.

This is not a determination for your policy. Private flood, property or specialty coverage can differ. Ask a licensed insurance professional or the insurer to identify the applicable wording, endorsements, exclusions and deductible.

Which documents make the coverage conversation useful?

Bring the policy declarations, full policy wording and endorsements, along with the property’s wall records. A summary of building coverage does not answer whether a separate waterfront structure is insured.

Coverage question

Ask the insurer to identify the provision it is applying to this structure and this cause of loss. If an exception is being considered, ask what evidence is needed to establish it. Keep the written response with the policy version in force on the relevant date.

Condition question

Ask the engineer to document observed damage, possible mechanisms, limitations and any necessary investigation. Let the professional state uncertainty rather than assigning every defect to the most recent storm.

Treat a repair price, a structural recommendation and a coverage determination as separate documents. A contractor can price work without deciding what an insurer owes; a claim payment does not specify the complete engineering repair.

Get answers in writing before relying on coverage

  • Is this particular wall scheduled or otherwise included?
  • Which causes of loss are covered, and which deterioration or maintenance exclusions apply?
  • Does any foundation-support exception apply to this actual structure?
  • How are dock, lift, landscaping, debris removal and engineering costs treated?
  • What documentation and notification timing does the policy require?
  • Who determines whether a proposed temporary measure affects the claim?

A structural report and a claim decision serve different purposes

A professional assessment can document condition, observed damage and limitations. It does not decide what the insurance contract pays. Keep the report, dates, original photos and invoices without editing them to fit a preferred cause.

The city manual identifies several deterioration and support-loss mechanisms. Ask the assessor to separate observations from conclusions about timing and cause. Continue with the post-storm documentation checklist.

What should you track if you report a loss?

FEMA’s NFIP checklist recommends prompt reporting, a conversation log, supporting photos and retained repair records. Ask the insurer which submissions and deadlines apply to your claim. These administrative steps do not make an excluded seawall covered. FEMA claims checklist

Contact
Record the date, representative, claim number and the question asked.
Requested evidence
List the specific photo, report, invoice or policy document requested and the person responsible for sending it.
Next deadline
Confirm the submission address, method and deadline with the insurer. Keep proof of what was sent.
Unresolved item
Ask for a written explanation of a coverage or scope disagreement and the available review process. Do not assume a general website gives the deadline for your policy.

Keep a repair budget that shows the funding still unresolved. Before authorizing work, know who is paying each contractor and what happens if the insurer’s decision or amount differs from the estimate. Use the complete-scope budget guide to avoid counting an uncertain recovery as available money.
