Neighbor Seawall Projects in Marco Island

Neighbors can compare access and timing together while retaining separate decisions about their walls.

Start with the equipment route

The clearest shared question is often how equipment reaches the waterfront. Form 31 asks for barge dimensions and staging. If several owners use the same route, ask contractors to price the actual mobilization options and show any saving separately.

A common canal does not guarantee identical access. A bridge, dock, narrow lot or different waterfront depth may change one owner’s scope. Use the access checklist before discussing a group price.

Inspect each wall and its connections

The city manual notes that a deteriorated adjoining wall can affect its neighbor. Ask the engineer to review transitions and the proposed construction order. An owner with a leaking joint may need different work from an owner with anchor movement.

Keep separate drawings, quotes, payments, permit responsibility and warranties where the work is separately owned. A shared conversation does not transfer responsibility for a neighbor’s property.

Wall-to-wall connection
Ask the engineer to show where one owner’s work meets the next and whether the order of construction affects support or access.
Independent decision
Record each owner’s chosen scope and readiness. If one permit or owner decision is delayed, ask whether the other work can proceed and how the price changes.

Write down access and cost assumptions

  • Which owners are interested and who is authorized to discuss access.
  • The staging parcel, owner permission and any temporary-use approval.
  • How the quoted price changes if a participant withdraws.
  • Restoration and responsibility for damage where equipment crosses another property.
  • Separate closeout documents for each permitted scope.
  • No sharing of another owner’s contact details without permission.

Choose one coordinator for scheduling questions, with each owner retaining approval over their own work. Before selecting a date, circulate a simple plan showing the route, work order, temporary restrictions and restoration responsibilities. Ask every participant to confirm the version that affects their property.
