Marco Island Condo Seawall Project Planning

A condo waterfront project combines structural decisions with daily access and shared facilities. Put both in the work plan.

01 · Existing reports

Identify what the existing reports actually cover

Separate seawall findings from building reports, reserve documents and dock inspections. Ask the responsible engineer to define the wall investigation, inaccessible components and any further underwater work. The city manual identifies hidden toe and anchor conditions that a surface walk may miss.

Confirm ownership and authority with the association’s advisers. Do not assume that the seawall falls within, or outside, another statutory inspection obligation based on this guide.

Technical lead
Identify who defines the wall scope, reviews changes and confirms the required engineering observations.
Association lead
Name who authorizes access, coordinates resident notices and approves commitments within the board’s authority.

Design the construction phase around people

  • Pedestrian exclusion zones and safe routes for residents and service staff.
  • Dock closures, vessel relocation and electrical or water shutdowns.
  • Material delivery, barge operations and emergency access.
  • Noise and schedule communications with a named association contact.
  • Procedures for changed conditions and reopening a completed section.

Gather the property records
03 · Residents & access

Make the project file usable after the board changes

Keep approved drawings, revisions, inspection evidence, engineer certification and the completion survey in the association’s records. Track related dock, lift and trade permits separately. Record the boundaries of each phase so a future repair does not begin with a guess.

Use the document checklist and dock and lift coordination to assign responsibilities.

Create a phase-by-phase closeout sheet: repaired segments, approved revisions, inspection status, outstanding items and responsible contact. Record which docks or utilities are separately cleared for use. Store the complete file where the association can access it after a manager or board member changes.
