Find Marco Island Seawall Permits & Completion Records

By Marco Island SeawallUpdated: 2026-10-26

A permit number is the start of the file. The approved scope and completion evidence explain what was actually authorized and finished.

Search with the address and parcel information

The city permitting page links the Civic Access portal. Search by address and permit number where available; retain the result date and ask Building Services for older or missing records. An empty online result does not prove that the wall was unpermitted.

For a county parcel, Collier’s public-records directory routes building plans, surveys and related records to Growth Management and Community Development. Use the parcel identification and the seawall scope in the request.

Ask for the documents behind the status

  • Original application and approved signed, sealed wall drawings.
  • Revisions, inspection records and any engineer letters resolving changes.
  • Engineer certification required before the city Certificate of Completion.
  • Final survey showing wall alignment, adjacent walls and the cap’s NAVD88 elevation.
  • Related dock, lift, electrical and plumbing permit numbers and closeout records.

What does each document actually tell you?

Application
Shows the work requested. It may differ from the final approved or completed scope; look for revisions and the issued plans.
Approved drawing
Shows the authorized design and its revision. Ask the assessor to compare it with the present wall and identify any component that cannot be confirmed from a visual visit.
Inspection or certification
Records the stated inspection or professional conclusion. Read the scope and any limitations rather than treating one signature as proof about every concealed component.
Completion survey
Records surveyed geometry and elevations. For Marco Island Form 31, look for wall position, adjacent-wall relationships and NAVD88 cap height.
Invoice or warranty
Helps establish what a business says it supplied and what it promises to cover. It is not a substitute for approved plans, inspections or current condition findings.

What if the portal has only part of the history?

Make a specific follow-up request instead of repeating a broad address search. Include older permit numbers found on drawings, the parcel identification and the approximate work dates. Ask the records office how to locate archived or separately filed material.

Create an index with the document name, permit number, date and unresolved question. Mark an absent document as “not located” until the office responds. If a final record cannot be found, ask the assessor how that gap changes the investigation; do not silently fill it with a seller’s recollection.

Save the files you receive, the date of the search and the office’s reply. Keep personal or financial information out of a broadly shared property packet unless the recipient needs it.

Compare the file with the current waterfront

Check whether wall length, returns, cap elevation and dock arrangement appear consistent with the records. A discrepancy is a question for the responsible professional and permit office. This guide cannot determine legality from aerial imagery or an incomplete portal search.

Keep a short list of unresolved items: missing final survey, unexplained permit revision, repair invoice without a location, or an adjoining wall connection not shown. That list makes an assessment more focused.

Prepare a file the next owner can use

Organize the documents by permit number and date. Separate contractor invoices from engineering findings and agency approvals. Include the survey reference with every elevation; do not copy a number without its datum.

Buyers can use the purchase checklist; sellers can use the pre-listing file guide.
