Buying a Marco Island Home: Check the Seawall
Treat the seawall as its own due-diligence item. Confirm the visit and written-report dates within your actual contract deadlines.
Order a scope that answers the purchase question
The city owner manual recommends evaluation by a competent Florida professional engineer before buying waterfront property. Ask whether the report covers waterward and underwater conditions, anchors, panel joints and adjacent transitions. Record what cannot be inspected.
A home inspection or a seller’s repair invoice may not answer those questions. Confirm who can rely on the report, its fee and delivery date before the inspection period expires.
Reconcile the wall with its records
Ask for the approved seawall drawings, engineer certification and completion survey. The city survey requirement includes NAVD88 wall height and its position relative to adjacent walls and boundaries. Check related dock and lift permits separately.
Use the records request checklist. A missing online record calls for a follow-up with the office; it is not proof of unpermitted work.
- “Recently repaired”
- Which wall section and component were repaired? Match the invoice to the permit, drawings and completion records where applicable.
- “No problems reported”
- What was examined and when? Ask for the report and its limitations; a lack of complaints is not a condition assessment.

Turn uncertainty into explicit decisions
- Which defects need further investigation before closing?
- What is the defined repair scope and which hidden conditions remain allowances?
- Does the price include barges, bridges, staging and dock interference?
- Which adviser should address contract timing, credits or an escrow arrangement?
- What evidence would make the professional change a repair recommendation to replacement?
Create a decision sheet with three columns: known work, unresolved investigation and access or permit dependencies. Ask for a complete repair scope before relying on a seller’s allowance. Keep contractual remedies with your transaction advisers; use the technical findings to explain the uncertainty they are addressing.
