Marco Island Seawall Checklist for Real-Estate Agents

A focused handoff gives the specialist enough information to scope the visit and gives the client time to act on the findings.

01 · Dates & access

Separate access, inspection and report deadlines

State the contract inspection deadline, intended closing date and date by which the client needs the written findings. The specialist should confirm feasibility; the referral itself is not an appointment.

The city owner manual recommends engineering evaluation before a waterfront purchase. Ask the client which professional will provide that scope and whether underwater access or additional investigation affects timing.

Access confirmed
Identify who authorizes entry and any water-side visit. Verify the permission before describing the appointment as scheduled.
Written findings received
Ask when the report will be delivered and who may rely on it. Leave time for the client to ask follow-up questions and consult advisers.

  • Address, parcel and whether the client is buying or selling.
  • Current survey, prior reports and specific observed concerns.
  • Available seawall permits, approved drawings and completion documents.
  • Dock, lift or association access restrictions and the authorized contact.
  • Client permission to share the information and who may use the resulting report.

Keep the report and transaction advice distinct

Ask the author to explain observed damage, suspected cause, inaccessible areas and options for further investigation. A report does not automatically establish a repair credit or insurance recovery.

Marco Island’s separate dock and utility permit requirements can affect a wall proposal. Include those dependencies when the parties discuss a budget, and direct contract questions to the client’s appropriate advisers.

If two reports differ, compare their dates, access and inspected components before summarizing the disagreement to a client. Ask the authors to explain the difference. Separate a recommendation for further investigation from a priced repair, and avoid turning an unverified estimate into a representation about the property.
